If you are considering a cash buyer or a quick sale, you have probably been told you will have to accept less money. But that is only true if you do not understand what is happening behind the scenes. Here is something most homeowners do not realize. When you sell quickly to a cash buyer, often called a wholesaler, the person making the offer is almost never the person who actually ends up buying the property. The wholesaler assigns the contract to another buyer, for more than they agreed to pay you. Sometimes far more. And you never see the difference. That spread is the whole point. It is where their money is made, and it comes out of what could have been yours. And here is the part that should bother you most. That number, the one they sold your contract for, was never something you were meant to see. The whole arrangement depends on you not knowing it exists. A decision about your equity, made on the other side of a door you were never shown. And generally, this process still takes 30 to 60 days or more, even though they may promise a fast closing. So you give up real value, and the fast closing you were promised never comes. So who is the wholesaler, and who is paying more? The wholesaler is someone advertising online that they buy houses. The person paying more is someone looking for a good opportunity, whether that is a home for a family member, a rental property, or a renovation project. That is why the question is not just: how fast can I sell?
