When it comes to your property value, you are in one of two places. Either you are not sure what your property is actually worth, or you have a pretty good idea, based on your neighborhood, your research, or what similar homes have sold for. Both are completely fine starting points. Here is something worth hearing either way. Whatever number you are working with right now, confident or not, it is still an estimate. An online property valuation tool is an estimate based on an algorithm that has never seen your property. A neighbor sale price is an estimate based on a house that is not yours. Even a strong, well-informed number is still an estimate. A good one, but not yet a confirmed one. The only number that is fully confirmed is what an actual buyer is willing to pay for your property, right now, in this market. And that number does not exist yet. Not because you have not done enough homework, but because no real buyer has responded yet. That is what the fourteen days are for. Not to override the number you already have, or to hand you one out of thin air if you do not. It is how that number gets tested against real buyers, so you know it is right, not just close. And if you already have offers in hand, you already know this is true. You have seen how the same property can mean different things to different buyers. And you have seen that an offer is not always as solid as it looks. What you have is one buyer number. The question is whether it is the best one, or just the first one. So whether you are walking in with a clear number, no number at all, or an offer already sitting in front of you, that is not something to sort out before you call.
